Project Manager, New Build - ICI

We're looking for an experienced Project Manager to join our New Build - ICI team.
This role is for someone who knows mechanical construction, takes ownership of their projects, and communicates clearly with the people around them. You'll work closely with our field teams, Project Coordinators, estimating, BIM, trades, suppliers and clients to take projects from award through construction and closeout.
At Four Lakes, the PM owns the project. That means knowing where the budget stands, understanding the schedule, getting ahead of procurement and coordination issues, supporting the field, and keeping the client informed.
We don't expect projects to go perfectly. We expect our PMs to identify problems early, communicate them clearly, and lead the team toward a solution. That approach reflects the Four Lakes brand: accountable, direct, collaborative and steady under pressure.
What You'll Be Responsible For
Project Startup & Planning
- Take ownership of projects following award and estimating turnover.
- Review contracts, drawings, specifications, addenda, estimating notes, qualifications and project risks.
- Work with the project team to establish budgets, cost codes, procurement plans, submittal schedules and project controls.
- Identify long-lead equipment, schedule constraints and procurement risks early.
- Coordinate BIM, prefabrication and trade requirements before field mobilization.
- Develop the project work plan, labour plan and mobilization strategy with the field team.
Project Execution
- Lead the project team and support the Superintendent and field operations.
- Maintain strong working relationships with General Contractors, consultants, owners, trades and suppliers.
- Manage the project budget and forecast estimated cost at completion.
- Review project costs and financial performance throughout construction.
- Manage purchasing, subcontractor buyout and major equipment procurement.
- Oversee RFIs, submittals, change orders and project documentation with the Project Coordinator.
- Identify schedule, design and cost risks early and communicate a clear path forward.
- Coordinate with our BIM team and internal trade partners to keep work planned ahead of the field.
- Mentor and develop Project Coordinators.
Commercial & Financial Management
- Maintain an accurate project budget and cost forecast.
- Complete monthly project reviews and forecast cost to complete.
- Prepare and submit monthly progress billings.
- Review subcontractor progress and commitments.
- Manage change orders from identification through pricing, submission and approval.
- Understand the contract and escalate commercial risks before they become problems.
Coordination & Change Management
- Make sure RFIs move quickly and that the field isn't left waiting for information.
- Review proposed changes with the field, trades and suppliers.
- Understand labour, material and schedule impacts before submitting change pricing.
- Maintain the backup required to support change orders.
- Communicate schedule or cost impacts to the client early.
- Keep drawings and project information current as changes are incorporated.
Closeout
- Plan commissioning, balancing, startup and turnover well before project completion.
- Coordinate closeout documentation, as-builts, O&M information and owner demonstrations with the Project Coordinator and field team.
- Manage final commercial and Procore closeout.
- Ensure warranty and substantial completion requirements are properly documented.
What We're Looking For
We're looking for someone with:
- Experience managing ICI mechanical construction projects.
- Strong understanding of plumbing, HVAC and mechanical systems.
- Experience managing project budgets, forecasting, purchasing, subcontracts and change orders.
- Confidence reading drawings, specifications and contract documents.
- Strong construction scheduling and planning skills.
- Experience working directly with General Contractors, consultants, suppliers and field teams.
- A practical understanding of RFIs, submittals, BIM coordination, procurement and commissioning.
- Strong working knowledge of Procore, Bluebeam and Microsoft 365.
- The ability to lead a Project Coordinator and work closely with field leadership.
- Clear communication and a willingness to address problems early instead of letting them sit.
