Inspection types and the online booking route
Which work can require city inspections?
Depending on the project, inspections can cover excavation and forms, drainage and damp proofing, slabs, framing, chimneys and ducts, insulation, plumbing, sprinklers, water and sewer services and the final building stage. Follow the requirements for your issued permit rather than booking only a final inspection.
Where do I book an inspection?
Use the city’s Inspections system, available online 24 hours a day, seven days a week. Your issued building or plumbing permit identifies the project. The online-services information describes using the permit number to schedule, change or view inspection information.
What is the booking deadline?
Schedule the request before 4:15 p.m. on the day before the intended inspection. This is the request cutoff, not a guarantee that an inspector can attend a specific time. Plan the stage so required work is ready when staff attend.
Cutoff times, preferences and inspectors
Can I choose morning or afternoon?
Enter the preference in the comments and instructions field. The city says it will try to accommodate these requests but cannot guarantee them. High inspection volume or unforeseen conditions can delay the requested day or time.
When can I speak with an inspector?
The city lists weekday hours of 8 a.m. to 9:30 a.m. at City Hall for questions and requests for information. Discuss the stage and required readiness in advance to reduce avoidable problems during the field inspection.
Who handles electrical or gas inspection requests?
The building-and-plumbing page directs those inspections to Technical Safety BC. Do not put an electrical or gas request into the city building-inspection route and assume it reaches the correct regulator. Your project may need both kinds of approval.
Other regulators and final project approval
Does every project need every inspection on the list?
No. The page describes inspection categories that may be needed depending on what you are building. Use the issued permit and Residential Building Inspections guide to identify the required stages. A broad list is not a project-specific inspection schedule.
Why should I communicate before the inspector attends?
Inspectors check conformity with applicable requirements for the work. The city recommends discussing the project in advance so required stages and concerns are understood. This can reduce failed or delayed field inspections caused by incomplete preparation.
Can an approved plan replace field inspections?
No. The residential permit process separately requires inspections at appropriate construction stages after plans are reviewed and the permit balance is paid. Keep the plans and inspection requirements for the same issued permit together so review approval is not mistaken for completion.

When can final building approval or occupancy follow?
The city’s residential process requires a successful final inspection and completion of other departmental processes before an Occupancy Permit is granted where applicable. A submitted booking or a morning preference is not final approval. Confirm the actual inspection result and remaining requirements.
